224 Tennis Villa, in the heart of Fripp Island, is the perfect, cozy beach getaway. It sleeps four comfortably with a queen bed upstairs and a queen sleeper sofa downstairs; plus, two full baths. This is an end unit giving you more privacy and unobstructed views of the marsh. Watch the sunset each night on the back deck while listening to the peaceful wildlife chatter.
The Fripp Island Beach Club, Olympic Pool and Food Court are directly across the street and it's a short walk to a beach access. The bike/walking path and tennis courts are right outside the front door!
Additional amenities include high-speed internet and HD cable TV's, fully-equipped kitchen and washer/dryer.
Whether you want a day of action on the beach or some quiet relaxation, this Tennis Villa serves whatever you desire.
PETS MUST BE PREAPPROVED. You will be asked to sign a pet agreement and pay a non refundable $100 pet fee for the first pet and $50 for a 2nd pet. An additional $300 will be charged for guests that show up with a dog without approval.
Amenities
Fripp Island Club Amenity Cards are available for purchase and allow access to pools, restaurants, golf and tennis. Each guest 13 years of age and older must carry a club card to access the club's facilities.

Payments & Policies
Confirmation Deposit
A 50% deposit (preferably by e-check) is required to confirm a reservation. Balance is due 60 days prior to arrival. No reservation is confirmed until a deposit and signed Rental Agreement are received.
Payment Methods
All major credit cards accepted. There is a 2.9% transaction fee charged by the credit card processing company. Also accepted: eCheck (Electronic check). (There is no transaction fee charged for eCheck processing).
Cancellation and Refunds
Should you wish to cancel a reservation, notice of cancellation must be in writing and received more than 60 days prior to your check-in date. We will refund the sums you have paid less the credit card transaction fees. If your notice of cancellation is received less than 60 days prior to your check in date, you will forfeit all sums paid, unless we are able to re-rent the property to someone else, at the same rate, for the same period.

We absolutely loved our stay at 224 Tennis Villa Circle!!! From the minute we arrived and found Dunkin coffee and fresh ice cubes in the freezer, we were blown away by the owners’ thoughtfulness. Every day we found new things that made us smile, from the koozie basket, to the great dishes and bubble glassware, to the thick cushy towels. We have visited other Tennis Villas that our family stayed in, but this one really feels like home, and we can't express our appreciation enough. Some of our favorite things at the unit are: The VIEWS--- AMAZING! and the unit has so many windows but yet it feels so private! (This is one of the only units that does not look directly into another unit!) The well-stocked kitchen has also been a huge blessing, from the spinner filled with spices, to the thoughtful assortment of cookware, dishes, and utensils; everything a person would need to enjoy cooking and dining in. We loved that the table expanded and we could have our family over for dinner. And the grill was perfect for our needs. The deck was also a huge draw for us; sunset views and the chiminea for cozy fires made our evenings so relaxing. We especially enjoyed the lovely décor as well, it is so peaceful and tastefully done. The little chairs in the front were the perfect spot for morning sunrise coffee. With some of the health issues we had, your lovely setting was especially appreciated as we found ourselves housebound for a couple of our vacation weeks. The bed and pillows were extremely comfortable, and the bathrooms came with so many thoughtful extras- everything you might have forgotten to bring! We also loved the desk nook in the main living area, it was repurposed as my quilting spot, with great views of the marsh and wildlife. I imagine it would be a great spot for people who need to do work while away from home. The other huge blessing was the LOCATION! It is literally a quick five minute walk to the beach! We walked to the beach twice every day; once to watch the sunrise and later to hang out in the afternoon. And despite the central location, it was amazingly quiet other than the sound of tennis balls bouncing. The distance of this unit from Tarpon makes it feel like you are in a nice quiet community instead of in the middle of a high traffic area. This unit also comes with a golf cart which is a Godsend. Fun and reliable. Great value when the island runs out of golf carts, this unit has one already provided for you. The owners are extremely gracious, helpful and responsive. And the unit is spotlessly clean. If you are looking at renting a Tennis Villa, this one is the BEST!!!
My wife and I absolutely loved 224 Tennis Villa!! Where to start?? Upon arrival the condo was lit for us, warm and inviting. We stayed for a longer duration so we had to unpack and organize all of our stuff and we immediately felt like we were at home. All the spaces where very well appointed, the décor throughout felt like a home not like a decorated hotel room. The entire living/ dining room space has fantastic marsh views out the front and side windows, (very private, even being in the middle of the condo complex). The well-furnished living room was made for relaxing and watching TV or reading or watching the amazing wildlife marsh views of birds, deer etc. The kitchen although small is fully outfitted with all expected appliances and some unexpected ones (egg cooker, large electric frying pan). We where surprised with a full spice rack and some basis cooking and baking essentials. The upstairs loft bedroom contained more of the same marsh views with almost six foot tall windows and a very comfortable queen size bed with very nice linens and pillows one dresser a small built-in cubby a walk-in closet and a full bath. Beach chairs, a cooler and some sand toys where all found to be in good condition, a crab pot was found in the shed waiting to be utilized. The included golf cart made it super easy to go to sunset beach at the end of the road most every night, and to explore the rest of the island. The host’s where very responsive to any questions or needs during our stay and dealt with an unexpected issue with the golf cart and it was promptly fixed the next day. We could not ask for a better experience at Fripp!!! We will be back again. Brian
Beautiful condo with great sunset views over the marsh. Lovely place for a couple to stay. Sound travels if you have guests on sleeper sofa but it’s manageable. Highly recommend!
What an awesome place to stay on Fripp Island!!! The unit was nice and clean and very well stocked. Although we brought extra things they weren't needed. The view from the deck was amazing and the chairs out there were so comfortable. We cooked all our meals and had everything needed. The bed could use an upgrade and the grill too but otherwise this place was perfect and would definitely stay here again. The owners also left snacks which our granddaughter loved taking to the beach. Overall a great stay and great place to stay. Thanks to the Zimmermans.
This property was beautiful and in a great location/proximity to the beach. This was our first time at Fripp and this is now our new favorite vacation spot! The property was in very good condition and most everything you need is provided. The golf cart is great to get around the island in. Would definitely come back to this property in the future!

This our second stay in this rental. We love this place and feel it meets all our needs and kitchen is well stocked for all your cooking needs. The incidental supplies provided and snacks are also such a nice touch. The owner is responsive and very personable. Would recommend this rental for the couple looking for the most relaxing get away. Sitting on the deck taking in the marsh and sunsets will never get old here. Great stay!!!!

Our stay in this Tennis Villa was fantastic! It was exactly what was advertised and perfect for our needs. The owner was responsive and helpful, making for an easy check-in. He also responded quickly throughout the week (we had a question or two), which was very much appreciated. We'll certainly be staying here again in the future. 5 out of 5 - would recommend!
First time staying at this location and definitely will again. Loved the location, view and the amount of room at this villa. Owner was very nice and helpful. We very quiet location never heard the neighbors. Loved the suprise snacks when we arrived.
We found this villa to be just as advertised. Very well maintained and stocked with everything you need and even extras!! The bed could have been a bit more comfortable but we made it work and had an another great week on this beautiful island! Thank you for sharing your home with us!! We look forward in our return trip in the spring.
This Tennis Villa condo is the best! No need to look further. The owners have supplied the condo with anything necessary for an enjoyable vacation. The condo is clean and well taken care of. I'm in love with the deck and the amazing view. Can't wait to return.
