Wake up to mornings filled with breathtaking ocean views, so close to the ocean in fact you will feel as if you are on a cruise ship looking out at the open sea. Your unobstructed views of the sunrise and dolphins swimming by, so close you can hear them at play, will create mornings you will never forget! This Villa is a 3 bedroom unit that allows for extra space and large kitchen.
Days can be filled with walks on the beach for as far as the eye can see, multiple pools for a refreshing swim anytime, golf matches for all skills and ages, fishing for the true angler or first time adventurer, or simply long naps by the sea on your private balcony. No matter the weather, rain or shine, you are always "on the beach". With ocean views from nearly every vantage point in our Villa.
Like to cook? So do we! Enjoy our spacious kitchen, stocked with everything you need. Enjoy views of the ocean from the kitchen and our kitchen bar area. Finally to close out each evening in style, while watching the moon rise and glisten over the ocean waves, sit on the private balcony and enjoy a nightcap. With overwhelming sounds of waves crashing oustide, sleeping is never a difficult task. The only problem will be having to leave it all behind!

Our 3 bedroom villa has three large bedrooms, two full bathrooms, and laundry room on the top floor, with no tenants above you. The bottom floor has large kitchen and dining space, dining room, living room, half bath, and balcony with only your bedrooms above you.
Villa is stocked with all dishwasher and dish cleaning supplies, laundry supplies, and everyday mutlipurpose cleaning supplies.
About Newhaven Village:
Located on the Northeast side of Fripp Island where we experience a quiet and peaceful environment no matter what time of the year. Here are just some of the advantages to being located in Newhaven:

- Underground Parking with designated parking space for your vehicle and plenty of guest parking.
- High Speed internet with Fiberoptics and speeds up to 200 Mbps. Entire unit has been wired with new high speed internet cables to each room for online gaming or easy access for working remotely.
- Covered cooking area with plenty of tables, fireplace for cooking, 2 gas grills, and open private grass area for fun and games.
- Plenty of common areas with ocean views, adirondack chairs, swinging chairs by the sea, outdoor showers, fish cleaning tables, and private direct access to beach at low tide.
- Best fishing on the island is just steps away on the back side of New Haven, located on the property.
- Across the street is the Ocean Point Grille and Golf Course offering breakfast and lunch daily. You can tee up at the driving range or take your foursome to play at one of the two 18-hole award winning courses on the island.
- A short golf cart ride to many beach access points and island activities. Nearly everyone travels by bike or golf cart on the island. You have your own designated spot in the garage to park our golf cart. No need to fight over spots!

Club cards are required to enjoy any of the Fripp Island Resort amenities and they are available for purchase with this property. If you opt to purchase cards, a new 12.8% resort fee based on the rental amount before taxes, cleaning and other fees will be charged in addition to the cost of the individual Club cards.

Confirmation Deposit
A 50% deposit is required to confirm a reservation. Balance is due 30 days prior to arrival. No reservation is confirmed until a deposit and a signed Rental Agreement is received.

Cancellation and Refunds
Should you wish to cancel this reservation, notice of cancellation MUST BE IN WRITING AND RECEIVED MORE THAN 60 DAYS PRIOR TO YOUR CHECK IN DATE. We will refund the sums you have paid, less the credit card transaction fee(s), if paid by credit card. If your notice of cancellation is RECEIVED LESS THAN 60 DAYS PRIOR TO YOUR CHECK IN DATE, you will forfeit all sums paid, except your security deposit, unless we are able to re-rent the property to someone else, at the same rate, for the same period.

I cannot say enough about this property and the owners! The walk-in primary rain shower made our week!! The kids triple bunk beds were great and the table for playing card games or building puzzles was well utilized. The view from the balcony was wonderful to sit and drink a glass of wine in the evenings or watch the pelicans dive into the water in the mornings. The owners were responsive and answered all our questions almost immediately. The kitchen was well stocked with things not typically supplied with a rental such as Tupperware and plastic baggies. We love Fripp and will definitely we back to rent this beautiful place again!
This property was as advertised. There were 5 of us who stayed and we were very comfortable and had plenty of room. Seating was spacious, tv's were great, views were awesome. Loved the grilling area. Would stay here again.

Accommodations were very nice. View of the ocean was grand. Sundries provided were welcomed.
Overall we liked the area. Wildlife was great to experience. Wish there was more shops in the area. Stairs are not an issue for us, but if you have any issues loading and unloading luggage up stairs is a lot. But the owners were great to deal with and the area is nice.
We had the absolute best time and this condo (and owners) were a huge part of that! They literally thought of everything and had so much prepared for us. It was our first trip to Fripp with three little boys and they had so many tips on a map for us that were key to helping find our way around. They also had so much around the house that made life easier on us while there. The condo was amazing, hosts were wonderful and we will definitely be back! Thank you again for helping our first time frippin' it be successful!
We had a wonderful time at this condo on Fripp Island. The view was amazing. We were able to use the golf cart to cruise around the island and see many beautiful scenes and many, many deer. The condo was very comfortable and spacious. We even watched dolphins one evening from one of the vistas at Newhaven. We thoroughly enjoyed our trip.

One of the best places to stay at Fripp. Balcony has really awesome view of ocean and sunrise. Villa very clean, very comfortable beds, nice quality towels/linens, and cookware. What a great week! The property was very homey while also having a luxurious touch with that amazing master bathroom! I loved everything down to the pillows and decorations. I don't normally care about decorations so my mentioning it is meaningful. It seems a lot of thought went into all the details. I even liked the helpful signs around directing things like hand-wash only for the obvious items. Nobody wants to sit around reading a manual for vacation, but well-placed reminders were brilliant. The kitchen is in fact well stocked. I brought a few favorites from home but I'm rather picky about those few items. The views from the rooms and porch were amazing every single day. Dolphins swimming in the mornings, sounds of waves crashing or lapping the rocks-just perfect! We traveled the island looking for a sunset spot since Wardle's Landing was closed. Turns out when there are any clouds in the sky, right downstairs was the perfect spot. A storm developed right over our heads and gave me the most gorgeous photos and live opportunity to witness something so incredible. We spent sundown right there the last two nights. Also on the property are well placed Adirondack chairs, stools and small tables. We took a big blanket out there with some hot cocoa (in their fabulous mugs) and watched the stars for a couple of hours one night. We chose to avoid the new resort fees attached to guest cards and the only thing that interrupted was our plan to rent bikes. You can't rent things without the card. So next time I'll get a trunk bike rack and bring my own! If it was summer, I'd want access to the pools but it was too chilly to care. Highly recommend some powerful bug spray if you leave the property. Mosquitoes and gnats were horrendous but no problem inside the condo. We are a bit sad to be home honestly. It was definitely a nice getaway. This is the one you want to choose!

This was our third year at Fripp and 619 Newhaven Court did not disappoint! The owners were so easy to deal with and accommodating. They had completely renovated the kitchen and had all new living room furniture. The master is very spacious with a large en-suite and the shower was like a small room! The decor was so charming including the clock showing us when high and low tides were. Espresso machine, regular brewer and Keurig in the kitchen together with all dishware. The location is by far one of our favorites with the ocean right outside of the deck and Ocean Point golf course a few steps away. The golf cart provided was also top notch. We will definitely look into staying at this property again.
Beautiful condo with an amazing view! The AC unfortunately went out during our stay making it difficult to enjoy our vacation. My husband contacted the owner and they were quick to respond and had a repair company come out. My husband did have to stay onsite until they came which wasted about half a day for him. The parts took a day to arrive and when installed seemed to work but then the unit stopped working again the next day. The condo itself was great it was just very unfortunate that we could not enjoy it fully.
Condo was very comfortable and views were beautiful. Close walk to the beach or pool and Ocean Point Grille. Nice little touches like lots of drying hooks in the bathrooms, lots of storage containers for leftovers, hampers in each room, floor fans in each room and dishwasher and laundry detergent provided. We have been coming to Fripp for many years and this was our first time staying at New Haven. Complex has lots of open community areas but was never overcrowded or loud. We grilled dinner several nights and had no problem getting a grill. We opted for the second golf cart and that came in handy when our family had multiple plans. Overall 5 stars and would stay here again.
Fripp Island is a hidden gem. The quaint island is beautifully maintained by the property lessors and owners. Being an animal sanctuary, there were several deer that freely roamed the island. The residence my family of six (6) stayed at was beautifully decorated and themed in a nautical manner. The place was roomy and provided all the amenities for a relaxing stay. The views. The views from the living room, master (Captains) suite and the 2nd (First Mate) bedrooms was breathtaking. The use of the golfcart was fantastic, although carting a family of 6 took a couple trips in some cases. The kids enjoyed driving through the island, exploring different parts, viewing the deer with the wind blowing through their hair. The use of the resort amenities was fantastic, from swimming in the Olympic size pool, to my wife and I enjoying a break from the kids in the adult only area. The kids also enjoyed the beach and playing in the waves; it completed their summer check list. Although this was a short trip for us, there is still plenty for us to see and so. We planned a fishing trip and horseback riding for our group. Unfortunately, with the storm Debby quickly coming upon the island, our excursions were cancelled and the resort needed to batten down the hatches. All-in-all, the "Captains Quarters" was an absolute blast for our family and needless to say, we will be making another trip to the island.
