If you opt to purchase cards, a new 12.8% resort fee based on the rental amount before taxes, cleaning and other fees will be charged in addition to the cost of the individual Club cards.

The beach is typically accessible from New Haven or by the pool area within a couple of hours on either side of low tide. At other times, to access the Fripp Island beach, simply head south on the provided golf cart until you reach Dolphin Road. There are many beach access points off of south Dolphin and adjacent roads.
Payments & Policies
Confirmation Deposit
A 50% deposit is required to confirm a reservation. Balance is due 2 months prior to arrival. No reservation is confirmed until a deposit and a signed Rental Agreement is received.

Cancellation and Refunds
Should you wish to cancel this reservation, notice of cancellation MUST BE IN WRITING AND RECEIVED MORE THAN 60 DAYS PRIOR TO YOUR CHECK IN DATE. We will refund the sums you have paid, less the credit card transaction fee(s), if paid by credit card. If your notice of cancellation is RECEIVED LESS THAN 60 DAYS PRIOR TO YOUR CHECK IN DATE, you will forfeit all sums paid, except your security deposit, unless we are able to re-rent the property to someone else, at the same rate, for the same period.

This condo was absolutely lovely! I can’t think of anything I needed over our 2 week stay that the condo didn’t have. It was a little older but well maintained and tastefully decorated! My favorite feature of the condo had to be the kid’s bedroom! I enjoyed relaxing in the oversized recliner while listening to the kids tell me about their day while I sipped a hot cup of tea. Whoever set that room up knew what they were doing. I also loved the abundant large windows and the closeness to beautiful views of the ocean and dolphins! The only drawback to this condo I would say is the amount of stairs to get to the front door. Loading & unloading was a little extra but we are young and strong so not a big deal for us. If you’re looking for a cozy well appointed home for your vacation I don’t think this one will leave you disappointed! Thank you for being a great host!

Amazing place! The location was absolutely perfect. A causal restaurant directly across the street, plus easy and close access to pool and beach. The condo was perfect. It was spacious, well stocked, beautiful view of the ocean and courtyard. I’ve been to Fripp many times and have stayed in individual houses and condos. This was by far my favorite. I will definitely be booking this condo on our next trip to Fripp, if it’s available!

This was an amazing quick girls trip. This condo comfortably slept all 9 of us (50 year olds mind you!) It was very clean, after a 9 Mom review ????.. perfect beach place. One thing to be aware of if you don’t frequent Fripp island, the beach accesses are not too close by. The good news, it is just a fun golf cart ride away ?? .. must get a cart !

If you do visit again, there is a close beach access right out from the steps of the condominium on the same side as ocean point pool that can be accessed about 2.5 to 3 hours before and after low tide. We stayed for a week and had a wonderful time. Great place in a great location. Walked to the beach, walked to my tee time, enjoyed the golf cart going everywhere else!

The condo was a great space for my family. It is nice to have a pool in walking distance. The only down side is if you have someone that does not do steps easily then don’t book as there is no shower downstairs.

Thank you for a wonderful stay! Our first visit to Fripp Island was unforgettable. The whole family enjoyed long walks and sunset views over the ocean from the Adirondacks outside. The interior was cozy and well-maintained. The location was perfect, just steps from the beach and a fantastic breakfast spot. Having a golf cart was convenient, allowing us to explore everywhere easily. Seeing the deer on the island, so comfortable around us, was a highlight. It's great to experience an island where wildlife is so well-protected. Communication and hospitality were excellent throughout our stay.

We had a wonderful vacation this year at Fripp. Our condo was very clean and was a comfortable place for our family for the week! We want to thank Marnie for being so helpful and communicating so quickly as we had questions and also had a slight issue with our golf cart, she really helped us get a replacement cart almost immediately and it didn't interfere with our vacation! We will certainly look to vacation in one of the properties that Marnie manages in the future. Looking forward to next year already! John
