Welcome to Beach House at the First Tee.
Our beach area home has incredible views and all the comforts of home. We are located in the Gated community and wildlife sanctuary of Fripp Island. As soon as you drive over the bridge to our barrier island you will be transported to a tropical paradise filled with all the sights, sounds and smell of the coastal island. With 3 Miles of beaches, 2 signature golf courses, 9 resort swimming pools, three restaurants, a food court, a newly remodeled workout facility, a marina and so much more there is always something to do here for both Kids and adults alike.
Our home is perfectly located on the Easternmost point of the island Just 80 yards from the beach, 100 yards from Ocean Point Pool, Beach access, Ocean Point Grill, and Ocean Point Golf Club and Pro Shop. On top of that you have incredible views of the ocean or a view of the 1st tee of the renowned Ocean Point Golf Course designed by George Cobb. Or you could take our included 4 seat golf cart to explore the island.
You can sit back and relax in this spacious 4 Bdrm. 3 Bath. home that is warm and inviting. Or sit on the decks with a cup of coffee and watch one of our awesome sunrises. You could take a golf cart (included) ride and explore all of the wonderful views and wildlife that Fripp Island has to offer.
The home has a great kitchen fully stocked with everything you might want to make an incredible meal and look at the ocean while you are preparing it. .(1) The Primary Suite, located on the second floor has a king size bed, an en-suite bathroom with a whirlpool tub, and separate shower. The room then opens up to an outside deck that has a magnificent view of the ocean. (2)The second bdrm. is also located in the front of the home, has a queen bed and also opens up to the front deck that overlooks the ocean. (3) The third bedroom located on the back side of the home has 2 twin beds and opens up to a deck that overlooks the first tee, lagoon and Fripp inlet. (4)The fourth bedroom has a Queen size bed, a workspace and opens onto the deck. The living room with TV and Cable and high speed internet opens up to a porch that overlooks the first tee and lagoon, and sometimes you can watch the fish swim by. This home is also equipped with an elevator for those individuals that may need special assistance with climbing stairs.
So, if you are a golfer, a nature lover, a pool person, want to hang out at one of the best beaches in South Carolina, or Just want to sit back and relax, unwind and destress, this home is for you.
KITCHEN is fully equipped with two sinks and disposals, instant hot water dispenser, coffee maker, mixer, blender, pizza pan, canisters with limited amounts of flour/spices, and oyster knives/forks. You will find this beautiful gourmet kitchen to have ample work and storage space, equipped with electric range/microwave, dishwasher and hickory cabinetry which includes a wine rack, pantry and sliding shelves with a Silestone counter. A folding step stool to reach upper cabinets is built-in (under pantry at left of range is the pull knob). A bar with sink and mini-refrigerator is conveniently located both to the kitchen and living room. Plenty of trivets, hot mitts, and cooling racks to keep hot pans off countertop.
PETS MUST BE PREAPPROVED. Dogs under 40lbs only with a max of 2. You will be asked to sign a pet agreement and pay a non refundable $150 pet fee for the first pet and $75 for a 2nd pet. An additional $300 will be charged for guests that show up with a dog without approval.
Amenity Club Cards are available for purchase that will give you access to all Restaurants, Pools, Gym, Golfing and Tennis. Golf Carts are the main means of transportation on the island and one 4 seater electric cart will be included with your stay.
A new 12.8% of the total rent resort fee will be charged in addition to the cost of the individual club cards for access to the resort amenities. Club cards are not required to access the beach, crabbing dock, pier, shops, marina deli or Springtide market and deli, and the community center activities.

Payments & Policies
Confirmation Deposit
A 50% deposit is required to confirm a reservation. Balance is due 60 days prior to arrival. No reservation is confirmed until the Rental Agreement(s) have been accepted and a deposit received.

Cancellation and Refunds
Should you wish to cancel this reservation, notice of cancellation MUST BE IN WRITING AND RECEIVED MORE THAN 60 DAYS PRIOR TO YOUR CHECK IN DATE. We will refund the sums you have paid, less the credit card transaction fee(s), if paid by credit card. If your notice of cancellation is RECEIVED LESS THAN 60 DAYS PRIOR TO YOUR CHECK IN DATE, you will forfeit all sums paid, except your security deposit, unless we are able to re-rent your dates. We do, however, offer Travel Insurance protection.

House was nice, clean and kitchen was nicely equipped. Our only concern was that none of the deck doors had locks that worked. The house next store was being remodeled and had a lot of workers going in and out daily, so having locks that didn’t work was concerning. Even the lock on the door you go in and out of was not a good lock. Also the lock box was the the street number? Anyone could figure this out.

Hi Mr. Rieger we are happy to hear you enjoyed the house! We do strive to make the best experience for our guests. The doors to this house are hurricane doors and can sometimes be confusing. There are three securing points and to lock them you have to pull up on the handle to engage all three locks and then turn the knob to lock the door. Also the doors being on the second and third floors with no accessability, except from inside the home does give an added layer of security. As for the front door it is a kwick lock exterior entrance door handle It is older looking but is very secure. We will be changing the lock box code per your suggestion. The code is only given to the guest prior to check-in. We hope that you come stay again and see that the owner is actively updating this property with painting etc and there has been a recent installation of 9 windows and 5 doors since your stay. Beautiful home with a great view. The gathering space is very small for adults but the elevator was perfect for our parents. Would stay here again.
Everything was great
It was nice, not as clean as expected. Lacked comfortable chairs for outdoors. Window treatments in bedrooms. WiFi did not keep up for ideal work at home venue.
