 Welcome to Fripp Island! Watch the sunset over the Fripp Island Marina with expansive marsh views from the living area, kitchen, some bedrooms and the large deck. This home has four bedrooms and three full baths. Three bedrooms have king beds in them. One bedroom has two queens. There is also a pull out queen couch in a semi-private room (it has doors on it but the room is a walk through to the back part of the house) for additional guests. Three full baths all have combo tub/showers in them. This home is located near the center of the island in the Sawgrass Bluff neighborhood, which has its own private pool and crabbing dock. All amenities of Fripp are just a short golf cart ride away. The large deck on the rear of the home overlooks the marsh. Watch the sunset directly over the Fripp Island Marina. Plenty of parking.  Very quiet cul-de-sac setting.

Sleeping Arrangements:

Bedroom 1: King Bed with attached full bathroom, TV.

Bedroom 2: King Bed with shared attached Jack and Jill full bathroom.

Bedroom 3: 2 Queen beds with shared attached Jack and Jill full bathroom.

Bedroom 4: King bed with no attached bathroom. Full hall bathroom just a few steps out of the room.

Bedroom 5: Pull out Queen sofa bed. This room has a TV in it and has 2 doors so it can be private. To access two of the bedrooms, you do need to walk through this room.

GUEST CARDS - Guest cards are only needed to access certain amenities on the island (such as the resort pools, golf course and restaurants). You do NOT need a Guest card to access the beach. Only those 13 years and older need a Guest Card. Should you wish to purchase cards, please let us know after you have booked the property.

**The Fripp Island Resort has instituted a new fee on the purchase of guest club cards for all reservations booked after 3/3/2023. This fee (12.8%) will be assessed on the gross rental total of the booking (nightly rate x #nights) and will be in addition to the price of the club cards. This fee is only collected if club cards are purchased by the guest. Please be aware that this is not a fee passed on to the individual owner but rather assessed by and paid to the Fripp Island Resort.**


Large deck overlooking the marsh with sunset views over Fripp Island Marina. The deck includes table seating, two lounge chairs, and a gas grill. The garage includes a few beach chairs, umbrella, misc beach toys,  and space for a golf cart. Guests have access to the Sawgrass Bluff neighborhood pool, playground, and crab dock. The beach and all of Fripp Island are an easy bike or golf cart ride from the house.  
The Sawgrass Bluff community is a peaceful and quiet neighborhood within Fripp Island that has a wonderful community pool that is a block from the home.  

No Pets allowed. Sorry.  Any evidence of a pet on the property will be an immediate loss of deposit. 
Golf Cart:
A golf cart is not included in the rental. I do have a 6 seat electric cart that I will consider renting for a fee. I also can provide golf cart rental contacts that will drop off / pick up to the home. We HIGHLY recommend booking your golf cart as soon as possible if you are renting during the summer months.
We are members of The Fripp Island Resort so amenity cards are available for purchase. Amenity cards provide access to use the resort pools, restaurants,  golf courses, tennis center, etc.
Without the amenity cards, guests can shop at Mango's the Fripp Gift Shop, the liquor store and the Spring Tide Marketplace for light food, beer, ice, and necessities.  Guest can also access the Marina Store for essentials.  There is a public boat landing on Hunting Island right over the bridge from Fripp Island to launch your boat.
NO smoking on property, NO house parties, minimum age to rent is 25 years old. Maximum of 12 guests staying at house, TOTAL number of guests must be included at the time of booking, no additional overnight guests allowed unless host approves in advance.
Fripp Island is a private gated island.  Every driver / car will require a gate pass prior to entry. There is parking for eight cars in the driveway.  A portion of the garage can be used for storage of the renters golf cart and belongings during the stay.  You will be provided an access code for the front door entry prior to your check in time at the home.

Confirmation Deposit
50% deposit is required to confirm a reservation. Balance due 30 days before arrival. No reservation is confirmed until a deposit is received and rental agreement signed.

All major credit cards accepted. Also accepted: eCheck (Electronic check). Check by mail.

Cancellation and Refunds
If you cancel, no refund unless house can be re-rented. In the case of a Mandatory evacuation of the Island due to hurricane, storms or other, we will accommodate any unused days to another available time, or we will refund the remainder of the rent.
