This sun filled spacious 2 bedroom, 2.5 bath ocean view villa in The Village of Newhaven offers stunning, tropical views of the ocean from the deck and primary bedroom, a fully equipped large eat-in kitchen with pass-through to a spacious open living room/dining room area complete with updated comfortable furnishings, additional dining seating, a 43” Roku LED Smart TV, wood-burning fireplace, and half bath on the first floor. Upstairs you will find 2 large sunny bedrooms with ensuite baths and a full-size washer/dryer for your convenience (the villa comes complete with all linens). The Newhaven complex offers beach access at low tide, covered garage parking, a beautifully landscaped courtyard with Weber gas grills and tables where you can relax and entertain, all just steps from the Ocean Point Golf Course & Grill and The Ocean Point Pool.
Unit comes with a 4 seater Electric Golf Cart for your use during your stay. Just park your car in the garage upon arrival and use the golf cart as your primary form of transportation. It's a great way to explore the island and it’s natural scenic beauty.
Guests who book this reservation, must be 25 years or older and must be present for the length of the stay in the property.

Amenities
Guest cards are available for an additional charge giving renters full access to all Fripp Island facilities. There are two 18 hole golf courses (discount green fees), Olympic-size pool, adult pool with beach bar, Cabana Club lagoon, and ten court tennis club (court fees apply), fitness center, bike rentals and several restaurants. Through the marina you can rent a kayak, SUP, or book a dolphin watch cruise. Cards cost $50 per person per week Memorial Day through Labor Day and $35 per person per week the rest of the year. Children 13 and up must have their own card. In order to go to the Island restaurants all members of the party must have a guest card unless under 13.
A new 12.8% of the total rent resort fee will be charged in addition to the cost of the individual club cards for access to the resort amenities.

Payments & Policies
Confirmation Deposit
A 50% deposit is required to confirm a reservation. Balance is due 60 days prior to arrival. No reservation is confirmed until the Rental Agreement(s) have been accepted and a deposit received.

Cancellation and Refunds
Should you wish to cancel this reservation, notice of cancellation MUST BE IN WRITING AND RECEIVED MORE THAN 60 DAYS PRIOR TO YOUR CHECK IN DATE. We will refund the sums you have paid, less the credit card transaction fee(s), if paid by credit card. If your notice of cancellation is RECEIVED LESS THAN 60 DAYS PRIOR TO YOUR CHECK IN DATE, you will forfeit all sums paid, except your security deposit, unless we are able to re-rent the property to someone else, at the same rate, for the same period.

Fantastic location and very well stocked. The golf cart was a nice bonus. Attentive staff responded quickly when the oven/range broke. Thanks for a nice stay.
Beautiful Island. Great time with family. Accommodations were awesome. Views of ocean and beach were breath taking. Deer everywhere. Very laid back atmosphere. Only downside...too many stairs.
We enjoyed our stay at this condo for the week. It was spacious enough for 3 adults and two children & to cook most of our meals. The amenities provided were appreciated (linens, beach towels, golf cart, washer & dryer). I will say it is not the cleanest rental that we have stayed at and the air returns need to be cleaned/replaced. There was also a foul smell when draining water from sink or tub, unsure if that is just the water system on the island or the pipes in the condo themselves. Overall, it was a great week and we will be back!
