This Villa Condo is truly an Ocean Front property with unobstructed views of the sunrise and the ocean from your private balcony or upstairs windows. Many say "Ocean Vew" or "Ocean Front", but this is the real deal! You won't be dissapointed.

631 Newhaven Court is a one-of-a-kind gem offered for your vacation pleasure. It features 3 Bedrooms, 2.5 baths with extraordinary views of the ocean and the sunrise. Imagine looking at the neighboring majestic Hunting Island from your upstairs windows or while sipping coffee on your private balcony. And if you watch carefully, you will see dolphins frolicking in the water below you. This unique condo is located in the Village of Newhaven, a quaint oceanfront community on the north end of Fripp Island, designed after an English fishing village.

Whether you are a large family, group of friends looking for the perfect getaway, with great golfing or a fishing vacation, this is the place. Plenty of room for a group of 6, whether a family, an extended family, or a group of friends.

This beautiful vacation spot is on the 2nd floor which affords amazing views from this high vantage point. There are stairs to climb so please consider this when planning your vacation. This is an incredible location with all the following accessible activities literally right next door:

Pop into the beautifully maintained Swimming Pool, with a baby pool for the little ones.
Stroll down to the never crowded remote area of the beautiful Fripp beach within minutes.
Tee off at the award-winning Ocean Point Golf Course 2 minutes after leaving your condo.
Fish right off the point and bring in your “catch of the day”
Grill on the multiple gas grills in the courtyard in the courtyard area!

Best of all, we will ensure personal attention and service before your visit with any special preparations and during your visit, should you need anything to make your stay even better. Our condo is special to us and we will make it special for you!

We are club members so amenity cards are available to purchase for a minimal fee. These cards will provide access to all resort amenities, including golf and tennis courses, restaurants (4 on island) and bars, swimming pools, and more. Guest cards also provide exclusive access to discounted rates on golf and tennis.

Note: Due to new Club Resort Ownership there is new pricing for amenity cards and resort amenity access.

If you wish acess to the resort amenities, if you buy guest cards, you are required to pay an extra 12.8% of the weekly or nightly charges, in addition to the amenity card charge (either $50 or $35, depending on the length of your stay). We will add this in a separate charge.

Good news is our unit allows for NO REQUIRED amenity cards, saving you the additional resort fees.

Not all units are capable of not requring these additonal costs.

DISCLAIMER: Please do NOT book without contacting us about amenity cards and Villa rules. Cancellation after booking will charge us a cancellation fee that will be removed from total reimbursement.

Also, if you want a golf cart while you are on the island, just let us know. This property does not include a golf cart but one may be rented for a cost of $250 - $300 / week. Beaufortcarts.com allows you to rent them online. You can also call Island Excursions at 848-838-1518. They are located in the Marina on Fripp Island.

Six championship caliber clay courts are on the island for you tennis players (and Pickleball fans). And for you golfers: there are Golf Packages for the two courses on island that will be available longer term Rentals during the winter and shoulder seasons!

Payments & Policies

Confirmation Deposit
A 50% deposit is required to confirm a reservation. Balance is due 60 days prior to arrival. No reservation is confirmed until the Rental Agreement(s) have been accepted and a deposit received.

Payment Methods
All major credit cards accepted. Also accepted: eCheck (Electronic check).

Cancellation and Refunds
If you cancel, no refund unless house can be re-rented. In the case of a Mandatory evacuation of the Island due to hurricane, storms or other, we will accommodate any unused days to another available time, or we will refund the remainder of the rent. To insure your vacation investment we do offer Travel Insurance protection.

We really enjoyed the property. It was everything we were looking for. The best part was the patio on the water. We sat out there everyday enjoying the breeze, watching the dolphins, and even watching someone catch a shark. I wanted a place on the water and this exceeded my expectation. Loved it.

t was a great trip, with wonderful accommodations! The condo was right next to one of the many pools on the island, which was very convenient. The view was amazing out of all the windows. We loved seeing all the dolphins in the mornings too! The house was perfectly equipped, even with puzzles… we did 2 and almost finished the 1000 piece but unfortunately our time ran out lol… maybe next time!

The unimpeded view of the ocean from two bedrooms and the living room is outstanding. I shared the rental with a good friend, and we each had a full bath and large comfortable bedroom with equally stunning perspectives. We were fortunate to pick a weekend in February with great weather for beach walks on both Fripp and Hunting Islands. Morning coffee on the balcony with dolphins turning in the waves below was the best way to begin the days. The property is clean and has comfortable furnishings. The kitchen has lower end cookware and knives so if you plan to do heavy cooking be advised, but for simple meals there is adequate equipment. Communication with the host was a little confusing at check in but overall we had a terrific time and would rent there again.

Location, space and functionality were great! Appreciate the full AC support, and had no issues with the condo and rental process overall. The only negative was a strong odor of mold or mildew on the MB closet / extra pillows, and the downstairs carpet was dirty for our 3 toddlers, and had pet hair on it. Otherwise very good condo!

I'm also sorry the downstairs carpet was dirty and although we are always checking the work of our cleaners after each stay, this time it must have been missed. The one important thing I can say about this villa is that the host is great to work with and very helpful. The villa has a gorgeous view of the morning sun and when the ocean is calm, you can sit and watch dolphins while drinking your coffee. Parking can be a little tricky if you are driving a larger vehicle but that is just the design of the parking garage. The only negative thing I have to say about the property is in the twin bedroom, there are lights outside and you cannot make that room dark. I would recommend this villa to anyone visiting Fripp Island.

631 Newhaven was very comfortable. Attentive and welcoming owner. Being right on the ocean makes this villa worth every penny.. Location is very peaceful and quiet. Facing east affords spectacular sunrises and watching dolphins from private porch is a treat. Fripp residents are friendly. Can access beach from1A at low tide. Biking on the beach is great. I’m a fan of Fripp.

The Refrigerator is new but the door closes funny so you have to make sure it is shut well. I actually had the same problem when I was there. Once i figure it wasn’t shut well I realized you need to shut the left door first and it resolved the problem. Once shut the fridge cools perfectly. Thanks for bringing this to our attention. I believe the problem is resolved.

This was a magical vacation! This unit has been updated in many ways to make it more comfortable, and this includes plenty of towels, pillows, even throw blankets. The view from the balcony cannot be beat… We were able to see dolphins right outside our window and pelicans flying by all the time. Love this property so much!
