The current owners purchased at the end of 2020 and spent all of 2021 making the entire villa new, bright, light, and airy. EVERY window allows plenty of light while highlighting the beauty and splendor of the marsh, wildlife, and Mother Nature. NO PARKING LOT OR STAIRCASE VIEWS - ALL MARSH VIEWS! NO STAIRS TO THE BEDROOM (once inside, it's all one level - you don't have to haul luggage up stairs to a bedroom). Tennis and pickle ball courts are in front of the building, with an outdoor community shower on the side. A private community dock and outdoor community charcoal grill are behind the building overlooking the marsh and canal. Across the street is the beach and ocean, adults-only pool and bar, Island Bites food court, Olympic swimming/lap pool, Island Arcade, The Resort's Fripp Ship souvenir/clothing store, and gym/fitness center with the beach and ocean just steps away!
This villa is truly ONE OF THE BEST Fripp Island has to offer! However, please note the following:
- - NO PETS.
- - NO SMOKING / VAPING / DRUGS.
- - NO BEACH GEAR inside the villa (this includes beach chairs, umbrellas, tents, canopies, etc.) Please keep these in your locked vehicle.
- - NO BAIT OR "LIVE" FOOD OF ANY KIND inside the villa/fridge/freezer or on the patio.
- - TWO PEOPLE ONLY, 25 years of age or older, and person making the reservation MUST be on premises the entire duration of the stay.
- - NO 3rd party reservations.
- - If renting a golf cart, PLEASE RENT A GAS GOLF CART. There is no charging station or place to plug in an electric cart!
Fripp Island Resort (FIR) Amenity Guest Cards - which allow access to the Resort's on-island pools, bars, restaurants, shops, golf/tennis/pickle ball, and many other amenities - are available for an additional fee (see prices and details below).
PLEASE NOTE: Upon request of Fripp Island Resort (FIR) Amenity Guest Cards, a 12.8% Resort Fee is added to the reservation. This Resort Fee is in addition to the cost of the Amenity Guest Cards, is required by the Fripp Island Resort (FIR), and is 12.8% of the rental rate BEFORE cleaning, taxes, etc.

FRIPP ISLAND RESORT AMENITY GUEST CARDS: The Fripp Island Resort (FIR) is a private organization that provides additional amenities to Resort members and their guests. These amenities include golf, tennis, pickle ball, all Resort swimming pools, on-island restaurants and bars, gym/fitness center, Island Bites food court and food trucks, Camp Fripp, Camelot Farms, and Resort rentals and excursions. Fripp Island Resort (FIR) Amenity Guest Cards are REQUIRED to access any of these Resort-provided amenities, and EVERYONE 13 or older MUST have one. Children 12 and under do not need a card but MUST be accompanied by an adult with a Club Card.
PLEASE NOTE: Upon request of Fripp Island Resort (FIR) Amenity Guest Cards, a 12.8% Resort Fee is added to the reservation. "Fripper Upper" is a member of the Resort, and can offer Fripp Island Resort (FIR) Amenity Guest Cards to our guests! The Fripp Island Resort will ONLY accept payment for Amenity Guest Cards from us, the member, and the prices are set by the Resort (not us, the member). You pay "Fripper Upper" directly for the cards, and "Fripper Upper" purchases the cards for you from the Resort. "Fripper Upper" charges ONLY the EXACT cost of the cards (no upcharging). Upon arrival, pick up your Amenity Guest Cards from the Resort Office (across the street from the villa).

Other Fees
Rates do not include a $130 cleaning fee.
Rates do not include 11% state/county transient accommodations tax (comprised of 2% South Carolina Accommodations tax, 5% South Carolina Sales tax, 3% Beaufort County Accommodations tax, and 1% Beaufort County Green Space tax).
Confirmation Deposit
A 50% deposit and a signed Rental Agreement are required to confirm a reservation. Balance is due 60 days prior to arrival. A Refundable Security Deposit of $200 is required. This Security Deposit is fully refunded within 30 days of check-out provided the real and personal property are in the same condition as when occupancy commenced and all the terms of this agreement are met. Guest is liable for all replacements and repairs that are outside what is considered normal wear and tear.

All major credit/debit cards accepted. (Please note: There is a 2.9% transaction fee charged by the credit card processing company.)
eCheck (electronic check) payments are also accepted, with no transaction fee. Please note: eCheck payments cannot be accepted and processed if booking is made 15 days or less from arrival date.
Cancellation and Refunds
Should Guest wish to cancel a reservation, notice of cancellation MUST BE IN WRITING AND RECEIVED 60 DAYS PRIOR TO CHECK-IN DATE. We will refund the sums Guest has paid, less the credit card transaction fee(s), if paid by credit card. If Guest's notice of cancellation is RECEIVED LESS THAN 60 DAYS PRIOR TO CHECK-IN DATE, Guest will forfeit all sums paid, except security deposit, unless we are able to re-rent the property to someone else, at the same rate, for the same period.
Great place to stay! Very clean and modern. Fully stocked kitchen. Even has a coffee bar stocked with creamers etc. very few steps for those with concerns, walk in shower too for easier access for some. The location was fantastic right behind the tennis and pickle ball courts, stores & shops. Sitting on the screened in porch sipping morning coffee looking over the tranquil marsh views was wonderful. A fantastic place for our first visit to Fripp Island and we will definitely be back, staying in this gem of a location.
Fripper Upper was amazing and exceeded all of our expectations! It was clean, updated, and beautiful. We hope to return next year!

This condo was by far the best one we ever stayed at. The location was perfect but more importantly the condo was decorated beautiful and the helpful information that Shannon left made the stay so easy. She has everything there you could possibly need. Beautiful villa! VERY organized and clean. Stunning marsh views from every window. Great place for couple getaway. My husband loved the easy WiFi login :) Can’t say enough great things about the villa and vacation experience.
Where do I begin? From the moment we stepped into “Fripper Upper” we knew we were at home! We’ve rented vacation homes for the past 30 years and this by far was up there as one of the very best. Shannan and her husband have done a phenomenal job renovating this property. It is clearly obvious that they poured their heart and soul into every detail. You will want for NOTHING when you stay here. Everything is fully stocked, from the kitchen to the laundry room to the plush linens and bedding. The location of unit is ideal, being first floor, end unit makes it super convenient, and the overall location of the Beach Club Villas is a great centralized location on the island to all the amenities. The marsh view from the screened in balcony/porch is so peaceful and serene—the perfect spot to enjoy your morning coffee or evening glass of wine. Let’s not forget the great app that we were sent prior to our arrival which was fantastic and a great resource for our stay. Shannan also made great recommendations for dining and shopping during our stay. If I could give Fripper Upper more than five stars, I would! This is the only place we will stay when visiting Fripp Island!
This small space was perfect for us. It had everything we needed and more…. Recently renovated, beautiful view, well stocked kitchen and great location! We hope to stay here many many more times!

Our stay at 182 Beach Club Villa was everything we could want. Shannan is a wonderful and attentive host. The villa has everything you would need from bath to kitchen. The pictures are true to the layout and look. We look forward to stay at Fripper Upper again very soon!
The condo was recently renovated and beautifully done. It was well stocked and spotless. The owners are involved and very responsive down to the last detail. A short walk to the beach was nice. We will definitely book again in the future.
Absolute perfection! This was our second stay at Fripper Upper. Shannan is the ultimate hostess. Every inch of this beautiful villa has been planned with purpose and thoughtfuness toward her guests. It is sparkling clean, in a wonderfully quiet location, and not one detail has been overlooked. I've been visiting Fripp since 1986, and this is the most immaculate and comfortable rental I've ever stayed in. Hubby and I had the best week!
This was a return visit and was every bit as nice as the first time. A perfect spot for a single guest (me) or a couple. Very comfortable living spaces and a well equipped kitchen for those so inclined. The screened porch was a great place to relax and the view overlooking the canal and marsh were very nice, even on a rainy sloppy day. Will be staying again.
